No Space? No Problem: How a Modular Package Room Solved Space Challenges in a Garden-Style Community

Overview

Avana Copper Spring is a large, garden-style community with multiple entrances and a consistently heavy package load. The property first launched HelloPackage years ago under previous ownership, using one of our earliest container-based package room models. Because the system wasn’t fully optimized at the time, it never reached its full potential—leaving both residents and onsite staff without the streamlined experience they needed. With space limitations and a legacy setup in place, the property was ready for a complete refresh.

Challenge

Avana Copper Spring, a spacious garden-style community with multiple entrances, faced unique challenges in creating a dedicated package room due to its layout. When the property first adopted HelloPackage years ago, we implemented a modular, container-based solution to maximize the available space—a creative approach given the circumstances. However, as this initiative began under previous ownership and management, it didn’t receive the ongoing support and optimization it needed to thrive.

Over time, some areas, such as training, delivery driver onboarding, and onsite processes, experienced inconsistencies, which affected the overall effectiveness of the system. As a result, despite the high volume of packages arriving each month, the onsite team found themselves dedicating considerable labor hours to manage deliveries manually. This situation highlighted the need for a more streamlined approach to fully realize the benefits of the package management system.

Solution

HelloPackage partnered with the new management team to completely relaunch the system from the ground up. We reintroduced the modular package room—originally installed to create a dedicated package space where the property had none—and rebuilt all supporting workflows around it. This included retraining onsite staff, re-establishing delivery driver processes, adding clear directional signage at each gate to guide drivers and residents, refreshing resident education, and implementing structured Ambassador support. By treating the relaunch as a fresh installation rather than a continuation of the old setup, we were able to bring the modular room into full alignment with current best practices and give the community a centralized, reliable hub for all package activity.

Results

The transformation was clear:

  • Package volume: Regularly 700-1,100+ deliveries per month
  • Resident sign-ups: Strong, consistent adoption
  • Resident satisfaction: Averaging 4.7-4.9, even during peak season
  • Operational burden: Only ~10.5 support tickets per month despite thousands of transactions

By creating dedicated package space through the modular room, rebuilding trust, reestablishing workflows, and supporting the onsite team with consistent labor hours, HelloPackage turned a previously strained operation into one of the most reliable and predictable parts of Avana Copper Spring’s daily workflow.
